Coombe Hill Road, Mill End, Rickmansworth

The back garden is a quiet secluded haven, and is ideal for basking in the morning sunshine on the patio area, enjoying a morning coffee.

The summer house, with its own electricity connection, offers a cosier retreat space if needed.

The conservatory which overlooks, and extends slightly into the garden, and on warmer days the French windows can be opened to be even more ‘inclusive’ of the garden. Although the conservatory is not south facing, it does soak up the sun, and can be a delightful source of heat in those cooler, early summer months;

From the study, on the top floor, there is a wonderful birds-eye view over the trees of the surrounding back gardens, and often a red kite will glide close by with its distinctive call.

The front garden faces down the road, looking over the green valley towards Harefield providing a quite spectacular view, a ‘holiday view’ as it was once described. There is a green open space facing straight down from the road, which proves a great favourite for families toboggining.

Driveway with parking for two cars but the old garage was converted into a habitable room, (accessed from the living room) known as the Hobbit House by current family (the step down into it means that anyone standing in the doorway is suddenly diminished in size!).

This house was the social hub of this ‘new community’. This spirit of hospitality is very much one that the owners have continued to embrace. The generous hallway leads to the kitchen and the sitting room, the sitting room, which includes the dining area, leads through to the kitchen. This design ‘flow’ has made this home very easy for comfortably hosting larger groups. The living room/dining area also leads to a moderate size conservatory which provides another access point to the garden. The dining area is at the end of the sitting room and with the extended table you can mange to gather twelve people around it for shared convivial meals.

In these energy conscious times, it is worth mentioning that this house has solar panels, and the Feed In Tariff (FIT) payments will transfer, on application, with the property.
A new combi-boiler was installed in 2021, the shower in the top floor shower room has its own separate pump. There is a gas fire in the sitting room. Three Fischer storage heaters in the house are an excellent source of independently heating the kitchen, and the hallway, both key areas of the house (the third is in the conservatory).

The first floor bathroom, which has a tiled floor, has underfloor heating. Visitors often remark how cosy this home is.

This home is in a great location, with a five-minute walk to a local parade of shops, which include two small supermarkets, a well-stocked household items/DIY store, and even a local café. There are other parades of shops nearby, both dental and doctor and veterinary practices, and Rickmansworth town centre itself, all within walking distance. Rickmansworth is a personable little centre with its older part clustered near St Mary’s church, and the main high street with a library and a variety of shops, cafes, pubs, supermarkets, and easy car parking. There are several good schools (primary and senior) nearby, within a walkable distance or a short drive away. William Penn Leisure Centre, with a swimming pool, and playing fields, including a play area and an artificial football pitch, is also within walking distance. Other local amenities include a Community Centre with a variety of local groups and activities, and local churches hosting services and community events. Rickmansworth is in an area well served by good transport links with bus routes, within a few minutes walking distance, and Rickmansworth train station, a twenty-minute walk. This station is served by both Chiltern Railways and the London Underground, both of which take you directly into the heart of London with a travel time of approximately 30 minutes. Two nearby junctions of the M25 (17 and 18) give easy access to the motorway network.

The green opens spaces accessible from the front door are a great asset.

Rickmansworth is ideally placed with easy access to all the places detailed above but it is also on the edge of the Chilterns, an Area of Outstanding Natural Beauty. The Aquadrome, an area of former gravel pits, is a particular favourite area for walking, with its different lakes, including one designated as a nature reserve, and those used for water sports (water skiing, sailing and water polo). The Aquadrome also gives access to the local canal network, and from the Canal Centre you can take a short canal ride, or walk along the Ebury Way, a path following the line of a disused railway line, heading towards Watford. From William Penn, across the fields, an easy walk takes you to Wood Oaks Farm with its Tea Shack, and Brewery, and the which is now seeking to expand to include other small local enterprises. There are local woods to explore too, and for the slightly more energetic you can walk down to Chorleywood Common, another whole area of green space to explore.
Rickmansworth high street also has it's own theatre, Watersmeet, with live shows, a cinema and live screenings, and an annual pantomime.

This amazing house was built at the same time as other houses on this road, by families with young children keen to live in the area.

Each of the houses were uniquely designed, apart from this house and another neighbour’s house which have the same basic layout.
