Commission: 12%inc vat of the total rental value of the agreed term as specified in the tenancy agreement and it is payable as soon as the agreement is signed on or before the start date of the tenancy. We charge renewal fees.
In the event that the original term is extended beyond the agreed term, whether or not the renewal is arranged by us, to either the same Tenant or any person or company connected with this Tenant and whether the tenancy is fixed term or periodic a further commission of 12%inc vat will be due and is payable annually in advance on or before the start date of the extension. This fee, 12%incvat is due for all subsequent renewals of the Tenancy, for any term, whether or not the renewal was arranged by LONDON HABITAT, whether the tenancy is fixed term or periodic and is payable annually in advance on or before the start date of the extension. This agreement is valid for as long as your property is occupied by the tenants introduced by us.
If requested: Full Management Fee: 7.2%inc vat;
If we have agreed to the terms of a tenancy with the Landlord and we are instructed to proceed with the formalities, to prepare and agree the documentation and apply for the relevant references etc, and should the Landlord withdraw from a transaction, then the Landlord shall reimburse us the costs of £1194.00 inc vat.
The Tenancy Agreement fee is £234inc vat and is payable soon as the Tenancy Agreement is signed.
If we are requested by the Landlord to arrange for an Inventory to be prepared then such cost shall be recoverable from the Landlord. The Landlord is responsible for the cost of having the Inventory checked at the commencement of the Tenancy and the Tenant for the cost of having the Inventory checked at the end of the Tenancy or vice versa. If any variation is made then any costs incurred by us shall be recoverable from the Landlord. The cost for the inventory starts from £234inc vat for properties up to 2 bedrooms and starts at £354inc vat for larger properties.
If you instruct London Habitat to protect the deposit via TDSL on your behalf, the fee for this is £90inc vat (TDSL – Tenancy deposit solutions) and the deposit will be kept in London Habitat Clients Deposit Account.
If you instruct London Habitat to organise the Gas Safety inspection, the fee for this is £90inc vat
If you instruct London Habitat to organise the EPC (energy performance certificate), the fee for this is £90inc vat.
If you instruct London Habitat for any reason to visit your property during the tenancy, the fee per visit is £90inc vat.
